This is not a contract but a list of things you must have, or things we recommend you have.

POOL

 

All pools to have a pole, brush and net, also a hose to top up pool in the dry months. All on hooks to keep deck clean and safe.   Y / N / H
To replace pool filter cartridge annually   Y
To have lock box on heater and padlocks on breaker box. This stops guests having free pool heat.   Y / N / H
Have screen enclosure pressure cleaned once a year   Y / N
To have NO TRESPASSING SIGNS put on screen doors   MH
To have pool blanket and roller some people have trouble
taking blanket off  plus when on a roller it keeps the blanket clean and it lasts longer, and helps keep deck clean.

INSIDE HOUSE
 

Have annual spring cleaning.   Y / N
All pillows and mattresses must have protected covers
 (Two Sets Per Bed)

Two Sets of Sheets per bed in case of accidents   MH
Have fire extinguisher(s) tagged every month   MH
Have air conditioning serviced once a year.   Y / N

Have a Hurricane Kit
( Candles, Battery Operated Radio, Torches, Spare Batteries)

You must have enough plates and cutlery to meet maximum
occupancy of villa.

We will require updates of your bookings plus turn on and off of pool heat. (FREE SERVICE)    

AIR CONDITIONING SERVICE

  • Check Freon gas level
  • Service Units Inside and Out.
  • Flush pipes.
  • Chemically treat so pipes do not clog.

(This Service Costs $100.00)

   

 


PAYMENTS

These are our payment plans for our Property Management Services

  1. $1000.00 to be put in our escrow account, for any repairs or items that need replacing. (REFUNDABLE).
  2. All repairs that are under $70.00 do not need owner’s permission. (But we will still keep you updated)
  3. You will be invoiced every month.
  4. Payment is thirty days (30) in advance; Method of payment is by check or direct debit into our account.
  5.  Payment is Monthly, or Quarterly again in advance.

Most Management Companies charge for the slightest thing,  Some mark up so much it’s almost criminal. HOUSE PROUD FLORIDA DOES NOT.


 

ALL REPAIRS

Pool, Yard, Maintenance and Cleanings are all carried out IN HOUSE thus keeping the price down, so no mark ups, Which means you save money!!!!!!!!!!!!

Anything major we will contact you for permission first.

The most important thing is to keep the guests happy.
