care of the little things most property management companies do not offer, or
charge extra for. The Pool
- Weekly Service.
- Check chlorine and PH levels.
- Vacuum pool/ brush sides if needed.
- Clean filters.
- Wash pool deck and hose down furniture.
- Bleach deck and furniture when needed.
- Clean rails to waste height.
- Turn heaters on and off when required. (FREE)
- Make sure everything is running o.k. for guests.
- Ever month carry out full chemical check/ Balance when
needed.
- Every month run pool heater so flow valve does not stick ?
(WHY, Heaters are not running for eight months of the year
so with out the flow running through, the valves tend to stick
causing the heater not to work).
- House inspected after every guest leaves.
The Yard
- Cut the Grass.
- Edge Driveway and walkways.
- Trim hedges and flowers
- Weed and Clear out flower beds.
- Feed and fertilize the yard twice a year.
- Mulch as needed.
- Trim Large Bushes and trees as needed. (Palms are extra)
- Any plants that need replacing will be at your request and at your
cost.
- Check sprinkler zones to make sure grass is getting correct
watering,
Inside House
- Inspected every week with pool clean.
- When we clean house, we check for damaged or missing items.
- Change air con filter (We use three monthly filters)
- Any repairs or work that is needed will be reported to you.
(And only carried out on your say so)
- Every month pour vinegar in air con pipe (Keeps pipes
clean)
- Our handyman is ready to carry out any work needed.
- You supply light bulbs, we replace when necessary (FREE) other
companies charge for this service.
- We obtain the necessary licenses for your villa.
- We make sure all signs and alarms comply with the DBPR
(DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATIONS).
Christmas & Thanksgiving
For guests vacating over the Thanksgiving and Christmas period, we
offer a service where we will decorate your main room with a Christmas
tree and decorations, to try and add the personal touch and make the
guests feel as if they were at home.

It’s not as difficult as people think, to own a property in Florida
We work with a British couple that specializes in vacation homes; they
will take you through the whole buying process from start to finish.
For existing property owners who would like to sell their villas and
move on to a new property our realtors are there for you.

Booking Services
People who have just purchased a Vacation Villa are told go with a
Management Company and they will guarantee you thirty plus weeks a year,
unfortunately nothing in life is guaranteed. (Stop and think? A
Management Company just wants your money and will promise you what it
takes to get your business. DO NOT BE FOOLED)
A Management Company will put your villa on there web site, try doing
a search for vacation villas in Florida, there are thousands of pages so
it really is hit and miss if there web site has a hit. This is your
chance to promote your business. Getting your own Bookings are not that
hard, and soon you will have repeat booking plus referrals.
Here are some suggestions from some of our owners, as well as
ourselves.
- We will recommend some web sites you can advertise your villa
on.
- You can have a web site built for your villa, so when you
advertise people can see for themselves. You can even add a virtual
tour to your site. (We know a guy who can build one for you.)
- Advertise in your local paper.
- Your children’s school (news letter or web-site) Mickey Mouse is
always a favorite with the kids. (People have found this to be one
of the most successful ways of getting bookings)
- Golf, Florida is the Mecca of Golf. (Two weeks of sun and Golf
is that not paradise) Approach Golf clubs. Golf societies, Golf
shops and offer a commission.
- Your work /friends work, place an advert on the notice board or
in the newsletter if they have one. We have home owners who work in
Banks who’s friends work in Hospitals, who friends work in Factories
it is endless (this is the best way to advertise) Offer an incentive
to your friends, I.E. ex amount of confirmed bookings = free use of
villa
- Social clubs, Sports clubs, Place an advert on the notice board,
make a deal with the club to run a raffle to win a vacation.
- Talk to travel agents.
- Have fliers printed and leave them at your hairdresser, local
pub etc.
- To get more bookings a lot of owners have put in a game room in
the garage, and TV'S in all bedrooms with Play stations and DVD
players and internet and even a hot tub on the pool deck .
- Run your own Raffle
EXAMPLE OF RAFFLE
Two weeks in villa £1000
Flights £2000 = £3000
Sell tickets for £25.00 x 120 Tickets = £3000, I would invest in
a ticket with a chance of a two week vacation to Florida. You get
your £1000, the winner gets an all expenses paid vacation, and if
the raffle sells 200 tickets the organizer gets the rest of the
profit £2000 less printing, everyone is happy it’s a win win
situation, Run five raffles and you have ten weeks bookings.
Approach your children’s schools, Golf clubs, Social clubs,
Sports clubs, Pubs, The Boys Brigade, Scouts, Girl Guides, (Forget
five raffles run ten or more) You can see that with a little hard
work at first it is not that hard to get your own bookings, and as
stated you will soon get repeat bookings and referrals. The
advantage of getting your own bookings, is you save money, most
companies take between 15 and 25% booking fee. WOW
EXAMPLE : Two weeks villa rental £1000.00 less 20% = £200.00 to
Management
Company X five bookings = £1000.00 you have just lost two weeks
bookings.
We take no commission, because we do the cleans ourselves that is
our commission. At first it takes time but after a while the
bookings take care of themselves. Remember you do not just have a
vacation villa you are running a business. The most important thing
to remember is do not be greedy, do not over price yourselves, but
do not leave yourselves short.
